The Operations Team

Our Real Estate Operations team works behind the scenes, looking for and managing investment opportunities, following industry best practice and applying market analytics to ensure seamless transactions and an unparalleled service.

We are looking for a Property Management Lead to build the vendor and process infrastructure behind Stake's in-house property management function, and to manage the transition of our portfolio away from external agencies.

What you'll do:

• Systems, Process & Efficiency:

  • Design and implement operational infrastructure — including key trackers, file management systems, and standard workflows — to support a scaling in-house PM team.

  • Lead the HappyTenant integration and data migration, ensuring accurate transfer of unit, tenant, and maintenance records.

• Property Management Transition & Integration:

  • Lead the handover of units, tenant files, and operational records from external property management agencies as Stake brings the function in-house.

  • Manage the relationship wind-down with outgoing agencies professionally, ensuring no disruption to tenants or gaps in service during handover.

• Vendor & Contractor Management:

  • Source, vet, and onboard third-party vendors (maintenance, cleaning, AMC providers, and other service partners), negotiating SLAs and pricing that protect margin without compromising tenant experience.

  • Own ongoing vendor performance monitoring and cost benchmarking — tracking response times, quality, and rates against market — and resolve underperformance directly with vendors.

• PM Operations Support:

  • Support Property Management Associates on all tenant-related issues relating to maintenance, ensuring timely resolution and a consistent tenant experience.

  • Work closely with Leasing and Legal/RDC functions to ensure a seamless tenant experience from move-in through renewal.

What we're looking for:

• 5+ years of experience in property management, vendor management, or real estate operations.

• Bachelor's degree in Real Estate, Business Administration, or a related field.

• Proven track record managing third-party vendor relationships, SLAs, and performance benchmarking.

• Strong project management skills, with experience leading operational transitions or process builds.

• Excellent stakeholder management — comfortable working across Leasing, Legal, and Finance functions.

• Strong understanding of Dubai's real estate market and property management landscape.
